The Bank of Spain published its official mortgage reference rates for August 2026, with one-year Euribor, the main benchmark for mortgage loans issued by Spanish credit institutions, rising to 2.954% from 2.855% in July. The rate increased by 0.840 percentage points over the previous 12 months. Other official rates included three-month Euribor at 2.513%, six-month Euribor at 2.713% and the five-year interest rate swap rate at 3.067%. The one-year reference rate based on the euro short-term rate was 2.002%. The rates become valid upon publication in Spain’s Official State Gazette, which normally occurs several days after their release by the Bank of Spain.
