Median mortgage debt for variable-rate borrowers increased to just over DKK 900,000 at end-2025, while the median for fixed-rate borrowers edged down to just under DKK 650,000, widening the gap between the two groups. Variable-rate mortgages account for a larger share of mortgage debt in and around the major cities and in North Zealand; the Bank also notes that borrowers can hold both fixed- and variable-rate loans.
