The Federal Housing Finance Agency published its House Price Index showing that U.S. house prices rose 2.1% between the second quarters of 2025 and 2026. Prices increased 0.3% from the first quarter, while the seasonally adjusted monthly index was unchanged in June from May. Prices rose annually in 46 states and the District of Columbia, led by Alaska at 8.3%, while New Mexico recorded the largest decline at 1.2%. Among the 100 largest metropolitan areas, 76 posted increases. All nine census divisions recorded annual gains, ranging from 4.5% in East North Central to slightly above zero in the Pacific division. Beginning with this release, the agency will publish quarterly Purchase-Only, All-Transactions and Expanded-Data indexes for 13 large Core Based Statistical Areas composed of divisions. The next monthly report is scheduled for Sept. 29, 2026, and the next quarterly report for Nov. 24, 2026.
