The National Bank of Denmark has published its first Expectations Survey statistics, showing that Danish residents’ median expectation in September 2026 was for house prices in their municipality to rise 4.4% over the next 12 months. The median has remained relatively stable since the monthly survey began in October 2024, but expectations have become more dispersed. The figures reflect residents’ expectations, not the central bank’s forecast. The middle half of expectations ranged from 2% to 8%, compared with 2% to 6% at the survey’s launch. The upper quartile reached around 10% in early 2026. Regional median expectations were highest in the Capital Region and Sealand at 4.8%, followed by Central Denmark at 4.2%, Southern Denmark at 3.8% and Northern Denmark at 3.0%. Over the survey period, higher expectations in the Capital Region have been a key contributor to the rise in the highest expectations nationally. All five new statistical tables based on the survey are now available in the bank’s statistics database, with breakdowns by age, income, gender and region. Further releases before the end of 2026 will introduce the remaining tables.
