Thailand’s Ministry of Finance has published details of the Cabinet approved One Home per Person PLUS program, under which the Government Housing Bank will provide THB 50 billion in housing loans to the public, with a focus on low and middle income borrowers. The program is intended to expand access to home ownership under more flexible lending conditions and support the real estate sector. Loans assessed under relaxed income and living cost criteria will carry an annual interest rate of 2.8% for the first two years, while those assessed under normal income criteria will carry a 2.6% rate for the same period. Lending is capped at THB 3 million per borrower and collateral, with terms of up to 40 years. Applications will open on Oct. 15, 2026, and remain available until Dec. 30, 2030, or until the program allocation is exhausted, subject to other conditions set by the Government Housing Bank. The Ministry of Finance expects the program to generate about THB 125 billion in economic circulation, including through the real estate supply chain.
