The National Bank of Hungary released updated MNB House Price Index data for 2024 Q4, showing strong and accelerating residential property price growth across Hungary. The aggregated nominal index rose by 3.4% quarter on quarter and 15.1% year on year, while the annual increase in real terms was 10.9%. Quarterly price increases reached 4.5% in Budapest (14.3% year on year), 2.9% in cities outside Budapest (13.8% year on year) and 3.2% in villages (18.4% year on year). Within cities outside Budapest, price growth was reported in all regions except Southern Transdanubia, with quarterly changes ranging from 1.5% in Western Transdanubia to 6.2% in the Southern Great Plain; annual growth in most regions’ cities was 12–14%, compared with 10.2% in Southern Transdanubia and 19.8% in the Southern Great Plain. The central bank noted that methodological differences may lead to divergence between its index and the national house price index published by the Hungarian Central Statistical Office.
