The British Columbia Financial Services Authority has issued a consumer alert about alleged unlicensed real estate activity by Matthew Kuras and MetroVan Realty, doing business as MetroVan Realty Property Management. The alert follows recent complaints from property owners in the Lower Mainland that Kuras demanded payment of additional fees and withheld rent payments. BCFSA said Kuras is not authorized to provide real estate services, advised consumers not to make payments to him, and told tenants to work directly with their landlord property owners. The alert sits alongside an investigation opened in 2025 into allegations that Kuras and MetroVan Rent Disbursement Ltd. leased multiple Vancouver condominium units under false pretenses and then subleased them as short-term rentals without owners' knowledge or authorization. The case also covers alleged real estate services provided outside his brokerage and through an unlicensed entity, falsified contractual documents, exposure of owners to fines, and false or misleading statements in a licence renewal application. BCFSA has required banking records and related rental and payment documents covering 1 January 2023 to 1 April 2025, but said Kuras has refused to cooperate. His real estate licence was surrendered on 22 May 2026 and he was terminated from TRG – The Residential Group Tri-Cities Realty Ltd./TRG The Residential Group Realty Property Management. MetroVan Realty has never been licensed to conduct real estate transactions in British Columbia. BCFSA also held a discipline hearing on 19 and 20 March 2026 on allegations that Kuras committed professional misconduct by failing or refusing to provide requested documents and information and by not cooperating with the investigation. A liability decision is pending. In 2025, BCFSA issued Kuras an administrative penalty notice totaling CAD 27,000 for failing to comply with the investigation.
