The Financial Transactions and Reports Analysis Centre of Canada (FINTRAC) was acknowledged for assistance in a Joint Serious Offences Team (JSOT) investigation that resulted in the Alberta Securities Commission and the RCMP Federal Policing Northwest Region’s Integrated Market Enforcement Team laying seven Criminal Code charges each against Yuvraj Verma and Rohit Sethi. The allegations relate to an Edmonton-based real estate project in which the accused, using several corporations including Cancom Development Ltd. and Roxdale Gardens Ltd., raised approximately CAD 6.8 million from investors between 2018 and 2020. Investors were allegedly told that 45% of funds would be held for future dividends, but no funds were retained and money was allegedly diverted to other businesses controlled by the accused; investors were also provided lottery tickets for an advertised residential-lot prize in Leduc County that was never delivered, and mortgage documents were allegedly forged by altering agreement terms. Charges include fraud over CAD 5,000 (Criminal Code section 380(1)(a)), making and circulating a false prospectus or statement (section 400), managing a ticket scheme (two counts, section 206(1)(d)), uttering forged documents (section 368(1)(a)), and laundering the proceeds of crime (two counts, section 462.31(1)(a)). Both accused were released on conditions, including a ban on selling or trading securities on behalf of others and contacting certain investors, with a first court appearance scheduled for October 1, 2025 in Edmonton.
