On a 12-month basis, prices were up 2.0 percent from April 2025 to April 2026. The previously reported 0.1 percent increase for March was revised up to 0.2 percent. Across the nine census divisions, monthly price changes ranged from a 0.8 percent decline in the Mountain division to a 1.0 percent increase in New England. Annual changes ranged from a 0.2 percent increase in the Pacific division to a 4.4 percent increase in the East North Central division. The flagship index is based on seasonally adjusted, purchase-only data from Fannie Mae and Freddie Mac. The next House Price Index report is scheduled for July 28, 2026, and will include monthly data through May 2026.
